Four filings. One clearer picture.
One record can be noise. Several records at the same premises can show a project moving through licensing and buildout.

Early evidence is useful when its limits stay visible.
Where does the data come from?
The Texas Alcoholic Beverage Commission’s public pending-original application feed and the City of San Antonio’s public submitted-application data. City signals include commercial project, sign permit, and certificate of occupancy applications.
What does “verified” mean?
We deduplicate premises, check each lead against public filing evidence, and review open status before the edition is sent. Each lead names the application, filing date, agency, stage, confidence, and source record links. Contact fields appear only when they can be verified, with provenance.
What does the feed not promise?
No opening dates. No guarantee that an application becomes an operating business. No exclusivity unless you hold a founding category seat. An application can stall or be abandoned.
Can I cancel the founding subscription?
Yes. Cancel anytime. Cancellation stops the next monthly charge.
Is there a dashboard or API?
No. V1 is deliberately direct: a weekly email with CSV attached.
Who runs PreOpen Feed?
